The student loan crisis is devastating the housing recovery, according to Rohit Chopra, student loan ombudsmen for the <a href="http://www.consumerfinance.gov/" rel="nofollow">Consumer Finance Protection Bureau</a>, <a href="http://www.housingwire.com/articles/27303-cfpb-student-loan-debt-hijacks-the-housing-recovery">at a conference presentation late last week</a>.<br /><br />As student debt loans increase every year, the struggle to pay for college debt is replacing mortgage savings, Chopra said:<br /><blockquote class="tr_bq">...student indebtness impacts the credit profile of first-time homebuyers. Three-fourths of the fall in household formation can be directly correlated to student debt.</blockquote>First-time home buyers represent a significant section of the house market. On average, 40 percent of houses bought are by first-time buyers.<br /><br />For the past 30 years, the typical first-time homebuyer has been 30-32 years-old, according to the National Realty Association’s annual home buyer survey.<br /><br />A tough job market and over $1 trillion in student debt has the next generation unable to think about a future home. Only <a href="http://www.thefiscaltimes.com/Articles/2011/10/12/Housing-Virgins-Meet-Todays-First-Time-Homebuyer#sthash.VeklELT9.dpuf">32 percent of buyers this August</a> bought a house for the first time. Frankly, I was expecting a somewhat higher number mainly because <a href="http://aistats.blogspot.com/2012/10/christmas-with-scotty-mccreery-set-to.html" target="_blank">almost exactly one year ago</a> the estimated sales for his "Christmas With Scotty McCreery" was 35K to 40K (it ended up selling 41K that first week.) I was guessing this much stronger album of more radio friendly country music would sell substantially more than his Christmas collection (by more than just 5K more). That 40K-45K estimate is <a href="http://aistats.blogspot.com/2013/10/the-voice-winner-cassadee-popes-first.html" target="_blank">exactly the same estimate</a> HDD gave for Cassadee Pope's "Frame by Frame" which ended up selling 43K, so they were spot on with her. Nonetheless, Scotty will have the #1 selling country album almost certainly, since Cassadee's sales should drop off and no other country artist is close to his numbers. Plus every HDD estimate for his albums has started slightly low so hopefully he can at least end up closer to 50K. Hopefully with that more modest starting first week number his sales will not drop off as quickly, especially with him performing at large venues like the <a href="http://www.ncstatefair.org/2013/Entertainment/DortonConcerts.htm" target="_blank">North Carolina State Fair</a> and his televised appearances.<br /><br />I am curious if they will do another <a href="http://www.qvc.com/Scotty-McCreery-Christmas-and-Clear-As-Day-2-CD-Set-Movies-&-Music-Electronics.product.F09977.html?sc=F09977-Targeted&cm_sp=VIEWPOSITION-_-7-_-F09977&catentryImage=http://images-p.qvc.com/is/image/f/77/f09977.001?$uslarge$" target="_blank">QVC type promotion</a> like last year, but this year they could sell "See You Tonight" with CWSM, or possibly sell all three albums as a set now. ("Order now and not only will you receive the new 'See You Tonight' album, but his gold Christmas collection and his platinum debut album as well, all three for only $19.99!") I am also curious if his buddies at <a href="http://www.bojangles.com/buzz/detail/scotty-mccreery-bojangles-town" target="_blank">Bojangles</a> will try to use his new album with some type of promotion like they did with the Christmas album last year. Come on, Bojangles, how much chicken did Scotty help you sell this past year? This is especially helpful for those of us with very poor, or no, willpower. If you only bring high-fiber bread into the house, you won't be tempted to eat the refined white-flour French bread that you didn't buy.<br /> <br /> To avoid being hungry while on a diet, split up your calories into as many small meals and snacks as you can. If you eat the same 1500 calories broken up into six small meals, you will be less hungry than if you eat 500 calories at each of just three meals.<br /> <br /> One important tip for weight loss is this mantra: "plan, prepare, perform, and practice!" Weight loss doesn't happen by accident, it takes mental effort and deliberate steps in order to achieve the results that you want. Overcoming inertia and stepping out in action is one of the hardest and most rewarding parts. Once you start moving forward, the rest will be easier.<br /> <br /> Eat five small meals spread out throughout the day rather than three large meals. When calories are distributed in a more even way, blood sugar levels hold steady. When your body releases less insulin, your body controls your hunger levels. Swimming is another great exercise.<br /> <br /> Check the serving size of your favorite cereal and then use a measuring cup to make sure you are getting the right portion. Most people pour their cereal and they think they can come close enough. Most of the time people eat more cereal than they think they do, which can sabotage weight loss.<br /> <br /> Breakfast is one of the most important meals of the day, but you should avoid certain foods. Sugary cereals are one of the foods that you should elude, as most are packed with sugar and fat. Eliminate sugary, pre-sweetened cereal from your diet, if you want to maximize your ability for weight loss.<br /> <br /> If you are having a lot of trouble stopping at the end of a meal, sprinkle salt or pepper on what is left. This will prevent you from eating it, as your food will no longer look appetizing. This is a great trick that you can use to finish eating towards the end of a meal.<br /> <br /> Dieting means you're no longer required to be a member of the "clean plate club". Don't be afraid to throw a few bites away. It can mean a lower calorie count in your belly and less fat on your waistline.
